It is official. We are selling up and instead of moving to the 'Lake District' (Lovely though it is) we have decided to take the plunge and go fulltiming Shocked We are in the research phase at the moment. Going to lots of dealers near to us, attending rallies and trawling through huge amounts of useful information on this great forum. Over the next few months we will asking all of you knowledgable and well travelled people lots of advice, please be open and honest but most of all.........be gentle Laughing

Welcome, it is obvious that you are committed to your choice as you paid your tenner before posting Very Happy You will find so much information and advice from the other members, along with a lot of fun posts, so freely given. Not a good time to be selling a house I fear! Too many sitting on the fence waiting for prices to fall further. I have had one on the market for over a year now, dropped the price twice but that is as far as I am going. If it does not sell this summer its coming off the market.

I hear what you are saying Peedee, we were so close to selling and moving closer to our dream. We accepted an offer on our house on Monday, only to be told that the offer was withdrawn on Wednesday Crying or Very sad Life is sometimes cruel but we live in hope and are about to change estate agents. Fingers crossed Question Watch this space.

That is not unusual, people can change their mind right up to exchange. The problem is with the great british public, not with the estate agents. Pepandspice

I do think that if a person states that they wish to buy your house this should be taken as no more than a passing thought. If they are serious there should be some form of non-returnable deposit to show good faith. A neighbour took his house off the market at the request of a prospective purchaser who backed out at the last minute, thus losing the seller two months advertising where a reliable buyer may have been found.

The moral is never take your house off the market until you have either cash in hand or a written contract which can enforce penalties.

The reverse happened to us many years ago. We sold our property and purchased a house, signed contracts and paid ( with supplementary mortgage ) the agreed price. Then the seller would not move out because their new property was not ready. This meant my family and I had to rent a house till I managed to get the people out. The next house we purchased we stipulated that the final payment would not be made until the the property was empty.

If you can afford to sell up and go....Then do it.

I wouldnt move back to the UK for love nor Money. Yes prices have gone up over here, but the pace of life and the laid back out look is fantastic.

Its a buyers market here at the min and there are some great houses to be had at very good prices.
I have had 4 couples on site buying houses this year.

Good luck with the house sale!
We've had our business on the market for almost a year now. We accepted an asking price offer mid May. The buyer put down a 10% deposit with the agent then changed his mind 5 weeks down the line. Crying or Very sad
He got his deposit back.
It doesn't seem fair that people can take up so much of your time and money and not suffer any consequences themselves.
We dropped our price by 20%.
We had a second buyer pull out of the sale due to their buyer dropping out (how I hate chains Embarassed )
Our recently purchased (2 weeks ago!!) motorhome is sat on the drive, we're chomping at the bit to get out and fulltime in him but work 7 days a week and we have a bill from our solicitor for work done on the (non) sale.

Not a problem in Scotland Very Happy

When you put an offer in for a house here, it is legally binding.

The problem is you are bidding blind and may well offer either lots more than the next person, or miss the purchase by a few pounds.

Having experienced both systems as both buyer and seller, I think I prefer the Scottish one.
